Ghafari Associates
Ghafari Associates awarded Ideal Contracting with the second-floor renovation of its world headquarters located in Dearborn, Michigan. The 21,000-square-foot interior office renovation was completed in four months within budget and on schedule.
Ghafari requested that 3,500-square-feet of office space still be usable for their mechanical group during construction. For this to be possible, the project was completed in two phases. The first phase consisted of demolition and installation of carpet, walls, ceiling tile, window shades, and MEP for the 2nd floor. Phase II began after the open office area of the first phase was completed. The greatest challenge for the project team was the installation of the wood slat ceiling. Due to the manufacturer being responsible for the design, the ceiling system did not coordinate with MEP disciplines. To resolve this issue a 3D scan of the space was completed, and multiple shop drawing coordination meetings were held.
The project also included a complete 21,000-square-foot roof replacement with new polyvinyl-chloride (PVC) roofing, rooftop units and coping. Additionally, a complete mechanical system upgrade was completed with a new air handling unit, heat exchanger, condensing unit, (2) dry-coolers, (3) hot water boilers, (2) hydronic pumps, and (33) new heat pumps.
