Ideal Contracting was awarded the Asset Sustainment project at the Global Tech Center in Warren, MI. The scope included removal and replacement of both the existing steam boiler and chilled water which serve 16 facilities on campus. The existing plants are housed in a historically recognized building. As such, the work had to be executed flawlessly and meticulously to maintain the historical nature of the facility.
Phasing of the demolition and installation was critical to maintaining services to the campus during construction. This required precise planning and close coordination with all stakeholders. Six boilers were replaced with new 90,000 lbs./hr. units and four chillers were replaced with four new chillers and all associated piping systems to provide 12,000 tons of cooling capacity.
Due to structural and safety concerns, the project team proposed rigging the boilers into the building through the roof. Many meetings regarding set locations, openings required, and rigging plans were held to ensure the lift went without issue.
