The Jason Hargrove Transit Center project is a powerful example of how collaborative preconstruction efforts lead to meaningful outcomes. Located at the historic Michigan State Fairgrounds near Eight Mile Road and Woodward Avenue, this project transformed the 1920s-era Dairy Cattle Barn into a modern, 55,000 square-foot transit hub that serves tens of thousands of riders annually.
Working alongside DLZ, NORR, and the City of Detroit, Ideal Contracting helped lead a Design-Build effort that balanced the site’s preservation with innovation. The project’s precon phase was critical as it required feasibility studies, condition assessments, and close coordination with stakeholders to ensure the adaptive reuse of the building was viable and aligned with community goals.
The result: a transit center that blends the historical significance of the building with modern amenities that all work together to serve the surrounding community.

We work closely with owners, architects, and engineers to build value into the project from the outset, carefully balancing design intent with budget realities. That might mean offering cost alternates, but it also means understanding when a lower-cost option isn’t necessarily the best long-term solution.
“We don’t rely on any proprietary tools or secret formulas. Instead, we leverage the latest industry technologies and platforms to enhance collaboration and efficiency,” says Budnik. “Our estimators are trade-specific subject matter experts, bringing deep knowledge across all disciplines of construction. This specialization empowers us to provide more accurate, informed input and anticipate challenges before they arise.”
Early involvement of our trade partners is another key to our success. When onboarded early, especially in Design-Build or Design-Assist projects, our trade partners play critical roles in shaping the design and construction strategy. Their input can influence material and equipment selection, supports prefabrication and modularization efforts, and helps us navigate procurement of long-lead items. In times of economic uncertainty, their expertise has helped us identify alternative products and avoid delays due to tariffs or supply chain issues. This continuous loop of collaboration also supports ongoing constructability reviews. With trade partners contributing from a builder’s perspective, we’re able to influence design decisions that make the project more efficient and buildable in the field.
